The Manager emphasizes, for example, the maintenance of common areas, capital improvements, and the correction of significant building code violations as promptly as practicable after a Property is purchased. A revitalized building is one that will attract quality tenants and result in more timely collection of rents. In addition, the Manager emphasizes ongoing communication with tenants to minimize rent disputes and tenant complaints.
Tri-Capital Management LLC (the “Maintenance Company”) which may have the responsibility of day-to-day maintenance for certain of the properties. To the extent it is retained to do so, the Maintenance Company also will employ the contractors and other personnel necessary to make improvements at the properties. All fees paid to any affiliates of the Manager will be comparable to fees that would be paid to any third party vendor for the same services.
